FLOOR REMOVAL & SUBSTRATE PREPARATION IN SAN FRANCISCO

The foundation of every successful flooring installation. Expert removal, proper preparation, and decades of experience with challenging substrates.

WHY SUBSTRATE PREPARATION IS CRITICAL

The substrate — the surface beneath your flooring — determines the long-term success of any flooring installation. No matter how premium your flooring product, it will fail if installed over an improperly prepared substrate. Floor removal and substrate preparation is where our 45 years of experience truly matters.

"Concrete moisture is one of the biggest challenges in flooring — we've learned what the right thing to do is through decades of experience."

San Francisco's older buildings present unique challenges. Many concrete slabs have moisture issues that can destroy new flooring within months. Existing adhesive residues from previous installations can prevent proper bonding. Uneven substrates create bumps and ridges that telegraph through to the finished floor.

Proper floor removal is the first step. Old carpet, tile, VCT, or vinyl must be completely removed along with adhesive residues. In some cases, abatement of hazardous materials like asbestos-containing flooring or adhesives may be required. We coordinate with certified abatement contractors when necessary.

Moisture testing is essential before any new flooring installation. We use both calcium chloride tests and relative humidity probes to assess concrete moisture levels. If moisture exceeds acceptable levels, we can apply moisture mitigation systems that create a barrier between the concrete and your new flooring.

Leveling compounds address uneven substrates. We can fill low spots, smooth rough concrete, and create a perfectly flat surface for your new flooring. This is especially important for thin materials like luxury vinyl plank, which show every imperfection below.

At Peacock Floors, we never cut corners on substrate preparation. It's not visible when the job is done, but it determines whether your flooring lasts 5 years or 25 years. We do it right because your long-term success is our reputation.

WHY CHOOSE PEACOCK FOR THIS SERVICE?

Over 45 years of experience have taught us every substrate challenge San Francisco buildings can present. From moisture-laden concrete in below-grade spaces to historic buildings with compromised subfloors, we've solved problems others couldn't diagnose.

We invest in proper moisture testing equipment and take the time to do it right. Many contractors skip this step or use unreliable methods. When flooring fails six months later, they're nowhere to be found. We test properly because we stand behind our work.

Our warehouse stocks floor prep materials — leveling compounds, primers, moisture mitigation systems — for immediate availability. When substrate issues are discovered, we don't wait weeks for specialty products. We address problems and keep your project on schedule.

As an LBE, WBE, and SBE certified contractor, we document our substrate preparation work thoroughly. This matters for warranty claims, building owner records, and institutional procurement requirements.

FREQUENTLY ASKED QUESTIONS

Why is moisture testing so important?

Concrete moisture is invisible but can destroy flooring within months. Moisture migrating through concrete reacts with adhesives and flooring materials, causing bubbling, warping, and delamination. Proper testing identifies problems before they become expensive failures.

What is moisture mitigation?

Moisture mitigation systems create a barrier between wet concrete and flooring. These can be epoxy coatings, sheet membranes, or other systems that block moisture vapor transmission. We recommend and install the appropriate system based on moisture levels and flooring type.

Can you remove asbestos-containing flooring?

We coordinate with certified asbestos abatement contractors when hazardous materials are present. After abatement is complete, we handle the remaining preparation and new flooring installation. This coordination ensures continuity and project efficiency.

How level does a floor need to be?

Requirements vary by flooring type. Tile typically requires 1/8" per 10 feet maximum variance. LVP and thin resilient flooring may require even tighter tolerances since imperfections telegraph through. We specify and achieve the levelness your flooring requires.

What happens to the old flooring material?

We dispose of removed flooring according to local regulations. When possible, we recycle materials like carpet tile and VCT. Hazardous materials require proper disposal through certified facilities. Disposal is included in our project pricing.
